Fundrise,?a newly launched company, is democratizing the cumbersome real estate investment industry by letting any person?invest $100 for a share in the deal.

It?s the latest company to ride the wave of enthusiasm around crowd-sourced funding, a trend sparked in part by the recent JOBS Act legislation.

However, the JOBS Act hasn?t been promulgated yet by the SEC, and the company is actually taking advantage of ?a different regulation, the little-used Regulation A, which lets you do public offerings under $5 million.

Fundrise launched last week, with the goal of raising $325,000 for its first offering, a property at 1351 H Street, in Washington DC. It has already raised $127,600 from more than 60 investors, co-founder Ben Miller told me.

Another part of the company?s vision is to let community residents partake in neighborhood development projects they care about, he said.

It?s Simple

The beauty of this Fundrise is how it cuts through oodles of red tape to get such deals done. Indeed, Miller says the reason he launched the company is because of the hassles he and his brother, Daniel Miller, had with ?their existing real restate business. They were forced to raise money from private equity investors, often complex deals. Moreover, these investors had few ties with the communities they were investing in, and their interests were often unaligned.

Another elegance to Fundrise is that there are no middlemen, and that all investors are treated equally. If you invest $100 in a property, you have the same economic stake in the investment as the general managers of the deal themselves, i.e, folks like Miller. There are no ?preferred share? versus ?common share? differences, where one class of investors gets a slightly better deal than another. There are no liquidation rights. No first-out clauses. No broker-dealers. It really looks like the real deal. The only difference is that so-called ?Class A? shares are owned by the managers of the deal, who have a few more governance and voting rights, as you might expect. Class B shares have the same economic rights, but no governance rights.

How is this possible?

Miller tells me the company had to work really hard to?qualify the offering with the SEC and register it with the securities regulators in Virginia and the District of Columbia. The idea for company actually started two years ago. It took his team eight months to get through the regulations.?They even hired the guy who wrote the original Regulation A documentation in the 1990s. Surprisingly, when Miller was researching deals that were filed under Regulation A last year, he found only 22 filings, only three of which ended up being registered. In other words, the opportunity had been sitting there, vastly under-utilized.

But it?s not like anyone can do this. Here?s how it works: Miller and his team at Fundrise had to first use their own money ? made in from prior real estate business ? to buy the?1351 H Street property outright. That took up-front cash. They then turned around and used another site they?d built, called Popularize, to gather public opinion and input about the property. The found that there was local interest in high-end food market. So they leased the property out to the creators of??fashion company DURKL and Asian food Toki Underground to combine the fashion and food concepts. The space is now being renovated for a hybrid food and fashion market called Maketto. The money raised will be used to pay for the renovation and the interior infrastructure for Maketto.

According to the company, each share purchased entitles individual investors to a percentage of the Maketto holding company, which owns:

There are other perks, too. A $100 share gets you access to things like shareholder events and cocktail receptions. If you?buy $1,000 in shares, you get extras like a 10 percent discount on all food at the new market, and some?Limited Edition DURKL Maketto gear. And for $10,000, you get an annual food and wine dinner prepared by the food company?s chef.

On the face of it, Fundrise looks to be doing everything right. The only thing limiting it is the ability to scale. It is only available for now in Washington DC, and Virginia, and it?s got a ton of work ahead of it to expand into other markets (it has to fight through local regulation red-tape), and it also needs to raise money fast?to afford to buy other properties that it can put on the platform. And of course, there?s still the large, established REIT industry, where investors who aren?t hung up on making specific investments in their community, can already make real-estate investments. Two questions remain: How compelling will community real estate investing really be for people? And will others beat Fundrise to a larger play nationally?

KABUL, Afghanistan (AP) ? A newly recruited Afghan village policeman opened fire on his American allies on Friday, killing two U.S. service members minutes after they handed him his official weapon in an inauguration ceremony. It was the latest in a disturbing string of attacks by Afghan security forces on the international troops training them.

Later Friday, an Afghan soldier turned his gun on foreign troops in another part of the country and wounded two of them, a spokesman for the NATO coalition said.

The attacks in the country's far west and south brought to seven the number of times that a member of the Afghan security forces ? or someone wearing their uniform ? has opened fire on international forces in the past two weeks.

Such assaults by allies, virtually unheard of just a few years ago, have recently escalated, killing at least 36 foreign troops so far this year. They also raise questions about the strategy to train Afghan national police and soldiers to take over security and fight insurgents after most foreign troops leave the country by the end of 2014.

The NATO-led coalition has said such attacks are anomalies stemming from personal disputes, but the supreme leader of the Taliban boasted on Thursday night that the insurgents are infiltrating the quickly expanding Afghan forces.

Friday's deadly attacker in the far western province of Farah was identified as Mohammad Ismail, a man in his 30s who had joined the Afghan Local Police just five days ago.

He opened fire during an inauguration ceremony attended by American and Afghan forces in the Kinisk village, the Farah provincial police chief Agha Noor Kemtoz said.

"As soon as they gave the weapon to Ismail to begin training, suddenly he took the gun and opened fire toward the U.S. soldiers," Kemtoz said.

Ismail was shot and killed as the coalition and Afghan forces returned fire, the police chief said.

A spokesman for the international coalition force, Jamie Graybeal, confirmed that two American service members were killed Friday by a member of the Afghan Local Police.

The ALP is different from the national police and represents a village defense force under the Ministry of Interior that is being trained by international forces, including U.S. special forces.

Graybeal gave no other details on the Farah attack other than confirming the shooter had been killed.

Kemtoz, the police chief, said the attack took place about 8 a.m., after the U.S. forces arrived in the village to train the local police. He said one Afghan National Police officer was also seriously wounded in the shooting.

Later Friday, an Afghan army soldier fired on coalition troops in the southern province of Kandahar. Two of the international troops were wounded but none was killed in that shooting, Graybeal said. He added that the soldier was shot and died later Friday of his wounds.

So far in 2012, there have been 29 attacks reported on foreign troops by Afghans they are training, compared to 11 attacks in 2011, according to an Associated Press count, and five attacks in each of the previous two years.

Seven such attacks have come in the past two weeks alone, with six American troops killed last Friday in two separate shootings in Helmand province in the south and another American killed a few days previously on a U.S. base in Paktia province in the east.

The trend raises questions about potential resentment by Afghans after more than a decade of international presence since the American-led intervention to oust the Taliban regime from power for harboring the al-Qaida terrorist leadership after the Sept. 11, 2001 attacks in the U.S. The insider attacks also renew concern that insurgents may be infiltrating the Afghan army and police, despite intensified screening.

Insurgent infiltration or recruitment was behind only about 10 percent of this year's reported attacks on coalition forces by Afghan allies, Graybeal said earlier this week, citing investigations into attacks before those of the past week.

Graybeal insisted the deadly violence is relatively small scale compared to the nearly 340,000 Afghan security forces now being trained.

The international coalition has said that Afghan forces are increasingly able to lead operations and already have started to assume responsibility for security in areas of the country that are home to 75 percent of the Afghan population.

However, the Taliban have been quick to seize on the increasing number of attacks as a sign of Afghan rejection of foreign forces and the insurgents' own successful recruitment.

The group's supreme leader Mullah Mohammad Omar said Thursday night that the insurgents "have cleverly infiltrated in the ranks of the enemy" and were successfully killing a rising number of U.S.-led coalition forces.

In an email to media organizations, Omar said the plan to transfer responsibility to Afghan forces by the end of 2014 is a "deceiving drama" that the international community has orchestrated to hide its defeat.

The Taliban leader's message came on the same day that a U.S. military helicopter crashed during a firefight with insurgents in a remote area of southern Afghanistan, killing seven Americans and four Afghans in one of the deadliest air disasters of a war now into its second decade.

SAN FRANCISCO (AP) ? Google's mapping service for mobile devices is getting an upgrade as the Internet search leader braces for new competition from iPhone maker Apple.

The improvements center on listings for public transportation options in nearly 500 cities around the world. Wednesday's update includes suggested routes and departure times for more than 1 million stations worldwide, about 50 percent more than a year ago. At some stations, Google will provide indoor directions to help riders navigate the system.

To highlight what it sees as a competitive advantage, Google is offering its latest improvements only on devices running its Android operating software. They include models from Samsung Electronics Co., HTC Corp., Sony Corp. and Google's Motorola Mobility division. Google said it eventually hopes to make the upgrades available for other systems, including the iPhone and the iPad, but it didn't say when.

The changes come as Apple Inc. prepares to oust Google's maps as the automatic navigation service on the iPhone and the iPad. Apple will offer its own mobile mapping service in the next version of the iPhone and iPad operating system due out this fall. The switch could come as early as next month if the release of Apple's next iPhone comes then, as several technology blogs have speculated.

Apple's snub represents a major blow for Google Inc., which stands to lose mobile advertising revenue and valuable insights about people's whereabouts if users of the popular iPhone and iPad devices embrace the alternative mapping service from Apple.

Google's once-close relationship with Apple has been fraying since it began giving away its Android software in 2008 to cellphone makers looking to challenge the iPhone. Android has since established itself as the leading operating system for smartphones, helping Google boost its revenue by selling more digital advertising on its mobile services.

Steve Jobs, Apple's late co-founder, viewed Android as a rip-off of the iPhone's innovations and vowed to retaliate against Google for the perceived betrayal. Apple is currently pursuing allegations of intellectual theft against Samsung, a leading maker of Android devices, in a high-profile trial in a federal court in San Jose, Calif.

Google Inc. believes it can stay a step ahead of Apple in mobile mapping by adding features such as its expanded public transportation directions.

New technology on the maps will allow users to focus exclusively on directions for specific transportation options, such as the subway, while excluding other alternatives, such as the bus.

Navigating public transit is even more important than driving directions in many major cities where cars aren't the most popular way of getting around, said Brian McClendon, vice president of engineering for Google's maps. Requests for mass transit directions are especially high in Japan, London, Sydney and New York.

"I am very confident these are the best transit maps available," McClendon said. "It's not something you can just go out and buy on the street."

- If you are plenty motivated, stop watching/listening to ?motivational? programs and watch/listen to educational programs that teach SPECIFIC SKILLS? instead.
- Stay away from lazy people who never get anything done and suck the last bit of life from your existence. Only surround yourself with ?A? players. No exceptions.
- When you have 5 tasks to do in a day (while out and about), think it through and make it as logical, seamless, and progressive as possible. Then take this skill into the remainder of your life.
- Don?t ?play on social media?.? Use Facebook and other similar sites with specific intent to connect, build relationships, share and acquire new business.
- Stop doing ANYTHING that is not working. I?m not talking about what you are testing or just starting.? There isn?t enough info yet to say it?s good or bad.? I?m saying if you have been doing a specific business strategy, marketing tactic, training method or advertising format, and it?s not getting a good ROI (return on investment), STOP IT NOW! You have to know your numbers, and you must live by your numbers.
- Implement more group training or coaching.? I?m not saying NEVER offer one-on-one programs.? There is a time and place.? I?m saying that you will never come close to optimizing your efficiency if you do not offer group programs.? Group programs can include online coaching, online training, membership programs, transformation contests, boot camps, group personal training and many others.
- Get a coach to help you become more efficient with your business development. Why waste time? It does NOTHING for you. Time is the only thing you can never get back.
- Model (observe and emulate) efficient people. Do what they do in a way that works for your business, career and niche.

This is how I (John Spencer Ellis) have become highly efficient:
1. I hire a coach for anything I want to improve (business, martial arts, social media, communication, technology, neuro health/performance, etc). I consult 3- 6 coaches each week.
2. I have my day structured into blocks of time, and I do not deviate. I know where I will be and what I will be accomplishing each moment of the day. This applies to ?free/fun? time.
3. I have a specific work/rest cycle for computer work. 2 hours on and 15 minutes off. Repeat for the ?work? portion of my day. In the 15 minute rest period, I do a yoga posture, use the foam roller, drink water and have a healthy snack like an avocado.? THIS WORKS!!!
4. I only hang out with ?A? players. I refuse to be around negative people who are energy vampires. People who bitch, whine or complain cannot be my friend. My martial arts coaches are all world or national champions, or the world?s experts in their discipline. My ?life coaches? are at the top of the industry. My technology consults have created some of the Internet?s best technologies. Why get the second best, right? I belong to mastermind groups with the top fitness and coaching entrepreneurs in the industry. SMART PEOPLE!!! We freely share best practices, and help each other. And, you guessed it?. if people complain, or are a huge pain in the ass, they are out of the group WITHOUT WARNING.? This all may sound harsh or direct?.. it likely is.? It works, and I invite you to try it for yourself and watch how your life and business quickly evolve to the next level.

In short?.

Most people are highly inefficient. This leads to frustration, lack of results, poor performance and LACK OF MONEY! Ya?. that sucks!?
